A transformative 50 acre mixed-use community is being proposed at the southeast corner of Burnhamthorpe Road East and Trafalgar Road in Oakville, Ontario.
If approved, the project called Livable Trafalgar would replace the current Vic Hadfield Golf & Learning Centre and surrounding open fields with a vibrant, high-density neighbourhood featuring thousands of new homes, retail spaces, parks, and public areas.
Project Overview
• Developer: Westerkirk Capital
• Site Size: Approximately 50 acres
• Location: 340 Burnhamthorpe Road East & 3437 Trafalgar Road, North Oakville
• Scale: 27 residential and mixed-use buildings across 12 development blocks
• Housing: 6,420 apartment units in a mix of towers ranging from 6 to 30 storeys, plus lower-rise buildings and townhomes
• Unit Mix (approximate): Significant portion of 2- and 3-bedroom family-sized units
• Commercial Space: About 14,475 m² of retail and mixed-use space (including potential grocery and services)
• Expected Population: Over 10,000 residents
Key Features and Vision
The proposal emphasizes a “complete community” designed around livability:
• A central town square with shops, patios, fountains, and gathering spaces
• Extensive parks, trails, plazas, green corridors, and open spaces
• Walkable streets and connections to future schools and transit (including potential Bus Rapid Transit)
• Mostly underground parking
• Mix of ownership and rental housing for families, professionals, and seniors
The project aligns with Oakville’s long-term growth plans, aiming to create a dense but green urban neighbourhood in the Trafalgar corridor.
Current Status (May 2026)
• Planning applications (Official Plan Amendment, Zoning By-law Amendment, and Draft Plan of Subdivision) were submitted in April 2026 by BDP Quadrangle on behalf of the developer.
• The project is in the early public consultation phase.
• Community input and further review by the Town of Oakville are underway.
• Development would likely be phased over several years if approved.

Why This Matters?
This is one of the largest current proposals in Oakville and reflects the rapid growth happening in North Oakville. It could bring much needed housing variety while transforming a currently underused site into a lively community hub. As with any large development, it will likely spark discussions around traffic, infrastructure, density, green space, and services.
