The site has been sitting vacant for years. Alinea has held ownership of the land for over two decades, and the application filed in 2025 represents the company's first major step toward actually building on it. What they're proposing is not a modest infill project. It is, by Burlington's standards, a city within a city.

What Is Being Proposed

The Location
The site is bordered by Highway 403 to the north and the CN Rail and Lakeshore West GO corridor to the south, with Aldershot GO Station within walking distance. Plains Road West runs along the northern edge, giving the site strong road access as well. For a development that will eventually house thousands of residents, the transit connectivity here is genuinely strong which is part of why planners and councillors have responded favourably to the application.

Burlington City Council voted unanimously to support working with Alinea on the project vision. That vote authorized city staff to enter into a memorandum of understanding with the developer not a full approval, but a meaningful signal that the city sees merit in moving the application forward collaboratively rather than through an adversarial planning process.
Zoning approvals are expected to work through the system in 2026. If those come through on schedule, Alinea has indicated that site preparation and earthworks could begin as early as 2027. Full build-out will be phased over many years, and the timeline will shift as the approval process unfolds. This is not a project that will be finished anytime soon but the wheels are clearly in motion.
What This Means for the Real Estate Market in Aldershot and West Burlington
Any proposal this size takes years to fully materialize, and it would be premature to suggest that property values in Aldershot are going to spike overnight. That is not how these things typically work. What tends to happen is more gradual as approvals accumulate and construction activity begins on the edges of a major site, buyer interest in the surrounding area tends to grow alongside it.
For homeowners already living near King Road, Plains Road, or the Aldershot GO corridor, it is worth paying attention to how this application progresses.
